The developer is Cityzen Development Group. With over 30 years of experience in the development and home building industry, Cityzen has successfully delivered several landmark projects across the Greater Toronto Area. These include Backstage, London on the Esplanade, Aria, The Shores, The Hemingway, 88 on Broadway, The Essence, L-Tower, Garrison, and St. Lawrence Condos.
Currently, the site includes:
Phase 1 (occupied): two 14 storey residential buildings
Phase 2 (occupied): a 35 storey residential building
Phase 3 (proposed site): currently occupied by a temporary sales centre for Pier 27 and used as a construction staging area for Phase 2
A north-south driveway, east-west internal roadway, and north-south 20-metre wide public access easement to the new public promenade
In the mid-1990s, the Pier 27 lands as a whole were approved for the development of buildings ranging in height from 30 to 44 metres. As part of the overall development, the Phase 3 lands included permission for mid-rise buildings with a total height of 38.5 metres. Since then, significant development growth has been planned and approved in the surrounding area through updated planning policies that support intensification in already built-up areas. Cityzen wants to modify the original plan for Phase 3 to align the proposal with the new planning policies.
